    One option is to fund the planning application yourself. Securing planning permission can significantly enhance the value of your land, and doing so gives you greater control over what is developed. However, it's important to note that planning can be costly—particularly for larger or more complex schemes—so you may prefer to work with a development partner who can take on this responsibility.

    The two most common ways of working with development partners are option agreements and promotion agreements:

    • Option Agreements involve a landowner and developer entering into a legal agreement that grants the developer the right (but not the obligation) to purchase the land, typically once planning permission is secured. The developer usually pays an option fee, and the final purchase price is calculated using a pre-agreed formula.

    • Promotion Agreements are made between the landowner and a promoter, who covers the planning costs and assumes the risk. After planning permission is granted, the land is sold on the open market. The promoter is then reimbursed for their costs and receives a share of the sale proceeds. Many landowners favour this approach, as both parties are aligned in aiming to secure the most attractive planning consent and achieve the highest market value.
